American Home Shield Review (2026): Is It Worth It?
We read the plan limits, priced the tiers, and aggregated customer reviews before you pay a service fee.
Summary
This American Home Shield review audits the three AHS home warranty plans, their caps and the service fee. Plans run about $514 to $1,114 a year, with a $50,000 aggregate limit and a $5,000 HVAC cap. Every claim carries a $100 or $125 fee, and ratings sit near 3.5 out of 5 on Trustpilot and ConsumerAffairs. Our verdict: worth it for aging systems, risky if you expect every claim to be paid.
In this American Home Shield review, our verdict is a conditional yes: AHS covers a wide list of systems and appliances for roughly $514 to $1,114 a year, but a $100 or $125 fee on every claim and a 3.5 out of 5 Trustpilot score across 16,410 reviews mean it pays off only if an old HVAC or appliance fails.

- Three plans cover parts of 20 to 29 systems and appliances, with a $50,000 aggregate limit per term
- No maintenance records needed, and a 30-day workmanship guarantee on completed repairs
- You can cancel anytime, with a full refund inside 30 days minus any claims
- A non-refundable $100 or $125 service fee applies to every request, including ones that end in a denial
- HVAC is capped at $5,000 per system, below the $6,000 AHS itself quotes as a high-end AC repair cost
- You must use the contractor AHS assigns unless it grants Outside Authorization, and complaints about delays are common

How we reviewed it
- Test period
- 2026-11-02 → 2026-11-04
This is a desk audit, not a hands-on claim test. Between November 2 and 4, 2026, we read the AHS plan comparison, cost, FAQ and air conditioner coverage pages, captured screenshots of each, and cross-checked prices against U.S. News, Move.org and HomeGuide. We then pulled public ratings from ConsumerAffairs, Trustpilot and the Better Business Bureau, and read Reddit threads for recurring claim stories. We did not buy a plan, so we do not report repair times or claim outcomes as our own measurements. Every dollar figure is sourced to a named page, and our own arithmetic is labeled. Treat the numbers as a reference, not a quote.
Should you buy American Home Shield?
YES if you...
- Homeowners with an HVAC system or major appliance older than 10 years and no repair fund
- People who would rather make one call than vet three contractors
- Buyers who want systems-only coverage (Silver) without paying for appliances
- Anyone who can live with a $100 to $125 fee per visit
NO if you...
- Owners with a $3,000 to $5,000 repair savings account, who can self-insure and keep the premium
- Homeowners who insist on choosing their own licensed contractor
- Anyone with a new HVAC or appliances still under manufacturer warranty
- People worried about the roof, since leaks are capped at $1,000
What AHS plans cost and what each one caps
Monthly prices are U.S. News figures with a $100 service fee. A $125 fee lowers the monthly price. Your quote will differ by zip code.
Shield Silver
Systems only, about $514 a year
- Parts of 20 major systems: HVAC, plumbing, electrical
- HVAC cap $5,000 per system
- Water heater cap $1,000
- No appliance coverage
Shield Gold
Systems plus appliances, about $754 a year
- Parts of 27 systems and appliances
- HVAC cap $5,000 per system
- Appliance cap $2,000 each
- Water heater cap $1,000
Shield Platinum
Most items, about $1,114 a year
- Parts of 29 items, including roof leak repair
- Appliance cap $4,000 each
- Water heater cap $2,000
- Exterior lines $2,000 per line, one free HVAC tune-up
ROI breakdown: Our arithmetic: Gold at $62.83 a month is about $754 a year. Add one $100 service fee and a single covered $1,800 appliance repair (the 80th percentile AHS cites) gets you roughly even. Two covered claims in a year put you clearly ahead; zero claims means you paid $754 for peace of mind.
Hidden costs & gotchas
- Service fee of $100 or $125 plus sales tax on every service request, non-refundable
- Coverage starts 30 days after the agreement begins, not on day one
- Roof leak repair is an add-on for Silver and Gold, not offered in CT or HI
- Optional add-ons (well pump, pool and spa, septic pump) cost extra
- Cash-out offers can sit below a retail quote

Pros
- Wide list of covered items on every tier Silver covers parts of 20 systems, Gold 27 and Platinum 29. That catches HVAC, plumbing, electrical and, on Gold and up, the big appliances.
- No maintenance records or age limit on covered items AHS says wear and tear is covered regardless of item age. Read the exclusions in the sample agreement.
- 30-day workmanship guarantee on completed repairs If the same problem returns within 30 days, AHS sends a Pro back at no new fee.
- Flexible cancellation Prorated refund after 30 days, minus an administrative fee of up to one month's payment.
Cons
- Service fee is charged on every request, even denials Reviewers describe paying $100 for an inspection and then hearing the item was not covered.
- HVAC cap sits below real AC replacement costs AHS cites $6,000 as an 80th-percentile AC cost, yet caps HVAC at $5,000. The gap is yours.
- You usually cannot choose your own contractor AHS assigns a Pro from its network. Outside Authorization is offered only in limited situations.
- Customer ratings are middling for a category leader Roughly one in five ConsumerAffairs reviewers gave one star.
Final verdict: worth it for old systems, not for everyone
American Home Shield is a reasonable bet if you own an aging HVAC system or a set of older appliances and have no savings set aside for a surprise bill. In that case, a Gold plan at roughly $754 a year plus a $100 service fee can beat a single $1,800 appliance repair or a multi-thousand-dollar AC failure.
It is a poor bet if you are healthy on repair funds, want to pick your own licensed contractor, or expect every breakdown to be covered. Complaint volume (14,634 on the BBB in three years) and mid-range ratings (3.5 on Trustpilot) tell the same story: when the claim goes smoothly, people are happy; when it is denied or delayed, they are very unhappy.
Before you sign, read the sample agreement for the exact items you worry about. If you still want coverage, pick Gold for appliances or Silver for systems only.
- Coverage breadth 7.5/10 20 to 29 items by plan
- Price clarity 6/10 Advertised from $29.99 to $39.99, third parties show $42.85 to $92.85
- Claims experience 5/10 Praise for techs, complaints about denials and waits
- Contractor choice 4.5/10 Assigned network, Outside Authorization only sometimes
- Cancellation terms 7/10 Anytime, prorated after 30 days
