How it works

How we calculate your bathroom remodel cost

Size times finish level

We multiply square footage by a rate: $150 for a basic refresh, $275 for mid-range, $425 for high-end. Small rooms hit a minimum price, because demo and plumbing cost the same whatever the size.

Add-ons and region

A tiled walk-in shower, a moved toilet and permit fees get added on top. Then we scale for where you live: 0.85x in lower-cost areas up to 1.4x in the priciest metros.

A buffer and a range

We add 10 to 20% for what hides behind the wall, then show a range from 15% under to 20% over. Labor is about 45% of the job and materials 55%, a common rule of thumb.

Why the number moves once the wall is open

The national average for a full bathroom remodel lands around $16,500 in 2026, and most projects fall between $6,000 and $25,000. The gap comes from what you cannot see. Old galvanized pipe, a soft subfloor or a past leak can add thousands. Before you sign anything, check that the quote lists demo, waterproofing, permits and haul-away as separate lines.

How to use your number before you sign

  1. 1

    Run the calculator twice

Once with your wish list, once with the basic finish level. The gap shows how much of your budget is finishes, not structure.

  2. 2

    Get three itemized quotes

Ask each licensed contractor for labor, materials, permits and allowances on separate lines. Verify the state license and liability insurance.

  3. 3

Paste the quote in the checker

If it lands 20% under the floor or 25% over the top, ask why. Red flag: a contractor who will not itemize.

Bathroom remodel cost questions

Is this bathroom remodel cost calculator free?
Yes. It runs in your browser, needs no signup, and nothing you type is stored. Change any input and the range updates on the spot.
Where do the numbers come from?
The per-square-foot rates ($150, $275 and $425) sit inside the 2026 ranges published by contractor cost guides and Fixr, which puts a typical bathroom remodel between $6,000 and $25,000. Shower, layout, permit and region adjustments are our own planning assumptions, listed above.
Why does a small bathroom cost more per square foot?
Demo, waterproofing, plumbing hookups and a vanity cost about the same in a 25 sq ft powder room as in a 60 sq ft hall bath. That is why the calculator applies a minimum price per finish level instead of pure square footage.
Does the estimate include permits?
Only if the permit box is ticked, and we use a flat $400. Real fees run from under $100 to well over $1,000 depending on your city, and they are required for most plumbing and electrical changes. Call your building department before you sign.
What is the surprise buffer for?
It covers what shows up once the wall is open: rotted subfloor, old galvanized pipe, mold, wiring that was never to code. Plan on 15% for a typical house and 20% for one built before 1980 or with a past leak.
How accurate is the contractor quote check?
It flags quotes far outside the range, in both directions. A quote 20% under the floor often leaves out permits, waterproofing or haul-away. One 25% over the top deserves two more bids. It does not replace a site visit.
Can I save money by doing it myself?
On paper, yes: the DIY figure drops the labor share. In practice, plumbing and waterproofing mistakes are the expensive ones. Many homeowners DIY demo and paint, then hire out the wet work.
